Assured Periodic Tenancy Agreement

About this document

What it’s for

A complete written tenancy agreement for a private residential letting of a whole house or flat in England, starting on or after 1 May 2026. It creates an assured periodic tenancy and contains the terms, information and statements that a landlord must give in writing before the tenancy is agreed, so it can serve as the landlord’s written statement of terms.

When to use it

  • New private lettings in England to one tenant or joint tenants
  • Re-documenting a tenancy where both parties agree to new terms
  • Not for lodgers, holiday lets, company lets, social housing or supported accommodation, or property in Wales, Scotland or Northern Ireland

Also included

  • Key Terms

How to complete it

  • Complete the Key Terms table first – most of the statutory information sits there
  • Give the tenant the completed agreement before anyone signs or the tenancy is agreed, and allow time to read it
  • Complete Schedule 1 (bills) and Schedule 2 (documents given) and attach the inventory
  • Protect any deposit and serve the prescribed information within 30 days of receiving it

Key points to check

  • Do not add a fixed term, a rent review clause or more than one month’s rent in advance – these are unlawful or ineffective
  • Each guidance note flags where the law is still being phased in (PRS database, ombudsman, Decent Homes Standard)
