Building Contract for Minor Works (Commercial)

About this document

What it’s for

A contract between a building contractor and a business client (the Employer) for minor building works, such as shop fits, office refurbishments, industrial units, extensions and repairs, typically up to about [£500,000]. It contains a full payment mechanism that complies with the Housing Grants, Construction and Regeneration Act 1996, plus retention, delay damages, variations, insurance, termination and adjudication.

When to use it

  • For business, landlord, developer, charity or public sector clients
  • For straightforward work with the design mostly provided by the Employer
  • Not for a homeowner’s own home – use the domestic version
  • For larger or complex projects, consider a JCT or NEC standard form
