Building Contract for Minor Works (Domestic)

About this document

What it’s for

A contract between a builder or trade business and a homeowner (a consumer) for building work at their home – from a bathroom refit to a single-storey extension. It is written in plain English, as consumer law requires, and covers price, staged payments, changes, delays, approvals, defects and complaints.

When to use it

  • Works for a private individual at their own home, up to roughly [£150,000] in value
  • Where the contract is agreed at the customer’s home or away from your premises (the cancellation wording is built in)
  • Not for business clients or landlords letting property as a business – use the commercial version
