Commercial Tenancy at Will and Short Licence
About this document
A tenancy at will lets a business occupy premises for an uncertain period that either side can end at any time. Used correctly, it gives no security of tenure under the Landlord and Tenant Act 1954. It is often used when a tenant needs to move in before a lease is completed, or for a short, temporary letting. Optional wording turns it into a short licence where the occupier will not have exclusive possession.
The document is laid out in the sections below. Each one comes with a plain-English guidance note explaining what it does and what to change.
