Landlord & Property – Master Checklist and Document Index

About this document

What it’s for

The front sheet for the Landlord & Property pack. It takes a landlord through compliance before letting, finding and checking tenants, starting the tenancy, managing it, and ending it – plus lodger, licence, commercial and holiday let arrangements. Each step names the template to use and links straight to the file, and Part 7 maps the main legal requirements to the templates that help you meet them.

When to use it

  • Before letting a property and before each new tenancy
  • During the tenancy for repairs, rent and access
  • When a tenancy ends

What’s inside

The document is laid out in the sections below. Each one comes with a plain-English guidance note explaining what it does and what to change.

  • Part 1 – Before you let
  • Part 2 – Start the tenancy
  • Part 3 – During the tenancy
  • Part 4 – Ending the tenancy
  • Part 5 – Other arrangements
  • Part 6 – The annual review cycle
  • Part 7 – Legal and regulatory map
  • Part 8 – Full document index with a link to every file

How to complete it

  • Unzip the pack and keep all the files in one folder – the links open the other files from that folder
  • Work through the parts in order, then use the annual cycle each year
  • Tick and date each step, name the owner and keep the completed checklist with your records

Key points to check

  • The links only work when this file and the other templates are saved in the same folder – if you move or rename files, use the numbers in the document index
  • Residential tenancies in England changed fundamentally under the Renters’ Rights Act 2025 – check what is in force on the date you use any document
  • Laws change – check the current position before relying on the legal map

Our templates are professionally structured starting points for UK businesses, not legal advice. For anything complex, unusual or high-value, have your final version checked by a solicitor.
