Lodger Agreement

About this document

What it’s for

A written agreement for taking in a lodger: someone who lives in your home, rents a room and shares the kitchen, bathroom or living space with you. The lodger is a licensee and an “excluded occupier”, not a tenant, so the agreement sets clear expectations and can be ended on reasonable notice without a court order.

When to use it

  • You (the householder) live in the property as your only or main home
  • The lodger shares living accommodation with you or your family
  • Not if you are moving out – a lodger left in your home may then become a tenant
