3-Year Business Plan

Overview

A lender or investor wants three things from a business plan: believable sales, proof that the business can pay its way month by month, and evidence that it can repay what it borrows. This workbook builds all three from your own assumptions. You describe your revenue streams, staff, running costs, equipment and funding; it produces a fully integrated monthly forecast for three years – a profit and loss account, a balance sheet that balances every single month, and a cash flow statement – together with VAT and tax payment timing, the ratios a bank looks at, and a one-page summary you can attach to a funding application.

A walk through the main sheets

The sheets you will use most, in the order you will use them – shown with the sample data every workbook comes with.

Step 1

Bank Summary

A one-page financial summary for a lender: the business, funding requested, use of funds, key financials, lender tests, key assumptions and a chart. What you do: nothing – print it or save it as a PDF.

Revenue

Step 2

Revenue

Revenue streams, seasonality patterns and the monthly values grid. What you do: enter each stream; edit patterns if needed.

Step 3

Staff

Roles, monthly pay per person and the payroll costs that feed the P&L. What you do: enter one line per role.

Overheads

Step 4

Overheads

Running costs spread into the months they're paid, totalled by category. What you do: enter one line per cost.

Who it is for

Made for people like you

  • Example – text
  • Businesses applying for a loan or overdraft – Monthly cash flow, debt service cover (DSCR), interest cover and a bank-ready one-page summary.
  • Start-ups and expanding businesses – When the business breaks even, the lowest point of cash and how much funding is really needed.
  • Owners raising equity – Three years of profit, net assets and payback on the investment, with Base / Optimistic / Pessimistic scenarios.
  • Limited companies and sole traders – Corporation tax with marginal relief, or income tax and Class 4 NI, with realistic payment dates.
  • Accountants and advisers – A transparent, formula-driven model with a monthly balance sheet check – nothing is hard-coded.

Quick start

Up and running in minutes

  1. Example – text
  1. Setup – Enter the business name and description, the first month of the plan, whether you're a limited company or sole trader, the tax year for rates, your VAT position and VAT quarters, dividends or drawings, and your opening balance sheet.
  2. Revenue – Add each revenue stream with its method, volumes, prices, growth, seasonality, cost of sales %, payment days, stock days and VAT rates. Check the seasonality patterns.
  3. Staff – List every role with the number of people, salary, start month, any end month, pay rise and employer pension %.
  4. Overheads – Add every running cost with the amount per payment, how often it's paid, the first month and the yearly increase, and whether VAT is charged.
  5. Capex – Add equipment, vehicles and fit-out you'll buy, when, its life and how you'll pay – cash, loan, hire purchase or lease.
  6. Funding – Enter equity going in, existing loans (month 0) and new loans with term, rate and any repayment holiday, and your overdraft limit and rate.
  7. Check the results – Read the Dashboard, KPIs and Bank Summary. Look at the lowest cash point, the DSCR and the warnings, and adjust the plan until it works.
  8. Stress-test it – Switch the scenario on Setup to Pessimistic. If cash goes beyond the overdraft limit, you need more headroom before you approach a lender.
