Mortgage Overpayment Calculator

Overview

Paying a little extra off your mortgage each month – or putting in a lump sum when you can – can knock years off your mortgage and save thousands of pounds in interest. This calculator shows you exactly how much, month by month, for up to 40 years. It checks every overpayment against your lender's early repayment charge (ERC) allowance, shows how your equity and loan-to-value (LTV) improve, compares overpaying with saving, investing or paying into a pension, and helps you compare remortgage deals for when your current deal ends.

Who it is for

Made for people like you

  • Example – text
  • Homeowners with a repayment mortgage – Your new mortgage-free date, the time and interest you'd save, and a full payment schedule.
  • Interest-only borrowers – How overpayments shrink the capital still owed at the end of the term and cut your interest.
  • Anyone coming to the end of a fixed rate – Your LTV when the deal ends, whether you'll reach a cheaper LTV band, and a side-by-side comparison of up to four new deals.
  • People with spare cash or a windfall – A simple illustration of overpaying vs a savings account, cash ISA, stocks & shares ISA or pension.
  • WATCH OUT – This calculator gives illustrations, not financial or mortgage advice. Always check your own lender's overpayment rules and charges, and speak to a regulated mortgage or financial adviser before making decisions.

Quick start

Up and running in minutes

  1. Example – text
  1. Find your latest statement – You need your balance, interest rate, remaining term, the date your current deal ends, your lender's SVR and the early repayment charge (ERC) terms – all on your mortgage statement, offer or online account.
  2. Your Mortgage – your home – Enter your name, what your home is worth today and the house price growth you'd like to assume.
  3. Your Mortgage – your mortgage – Fill in every yellow cell in 'Your mortgage today'. Then check the Quick Check box: the monthly payment should be within a few pounds of what you actually pay.
  4. Your Mortgage – your plan – Choose 'Reduce term' or 'Reduce payment', then enter a regular monthly overpayment, a one-off lump sum and any lump sums you'll repeat (an annual bonus, for example).
  5. Read the Dashboard – Your new mortgage-free date, time saved, interest saved, ERC warnings, LTV when your deal ends and the best illustrated use of spare cash.
  6. Fix any ERC warnings – If any month goes over your ERC-free allowance, move or split the lump sum so it falls in a different mortgage year – the Schedule shows exactly which months.
  7. Compare your options – Use Overpay vs Save to weigh up the alternatives and Remortgage to compare deals for when your current one ends.
