Property Development Appraisal

Overview

Before you buy a site you need to know three things: how much profit the scheme will make, the most you can afford to pay for the land, and how much of your own money you will need to fund it. This workbook answers all three. You describe the homes you will build and what they will sell for, the site price, every cost and your development finance, and it builds a full month-by-month cash flow – with equity, mezzanine and senior debt, rolled-up interest and fees – then works out profit on GDV and on cost, the residual land value at your target profit, peak debt, the equity you need and your IRR.

Who it is for

Made for people like you

  • Example – text
  • Small and medium housebuilders – A lender-style appraisal and cash flow for new-build schemes of up to 30 homes.
  • Converters and refurbishers – Conversions (barns, offices, chapels) and refurbishment 'flips', with the right VAT and contingency guidance.
  • Land buyers and promoters – The residual land value – the most you can bid for a site and still hit your profit target.
  • Advisers and lenders' introducers – A clear, printable appraisal with the finance sizing, sensitivity grid and tax estimate a lender expects to see.

Quick start

Up and running in minutes

  1. Example – text
  1. Project – the scheme – Enter the developer name, scheme name, development type, the month the purchase completes and whether you are a company or an individual.
  2. Project – the site – Enter the purchase price, what is being bought (for SDLT) and the acquisition costs.
  3. Project – programme, sales and finance – Enter the pre-construction, build and sales periods, the sales fees, the finance terms and your profit target.
  4. Units – List your unit types (size, build cost per sq ft, value, rent), then one row per home in the schedule: type, tenure and whether it's sold off-plan.
  5. Costs – Choose the build cost method, enter externals, abnormals, contingency and fees, the CIL rate and warranty cost, and the other costs with when each is paid.
  6. Read the results – The Dashboard and Appraisal show profit, the residual land value and the funding. The Cash Flow shows every month; the Sensitivity sheet shows what happens if values or costs move.
  7. Check VAT and tax – Read the VAT & Tax sheet for your scheme type and make sure the irrecoverable VAT setting on the Costs sheet matches it.
