Rent vs Buy Calculator

Overview

Buying a home is the biggest financial decision most people make, and 'rent is dead money' is only half the story. Buying comes with stamp duty, legal and moving costs, mortgage interest, repairs, insurance and selling costs – while a renter can invest the deposit and any monthly saving. This calculator follows both paths side by side, year by year for up to 30 years, using the same pot of cash and the same monthly budget. It shows your net worth on each path if you sold up (or cashed in) at the end of any year, the year buying pulls ahead, where the money goes, and how the answer changes with house prices and mortgage rates.

Who it is for

Made for people like you

  • Example – text
  • First-time buyers – Whether buying now beats renting for longer, including first-time buyer stamp duty relief.
  • Renters wondering whether to stay put – How long you'd need to stay in a home for buying to pay off.
  • Movers and people buying a second home – Stamp duty including the additional property surcharge, and the effect of buying costs on a shorter stay.
  • Anyone weighing up a move – A plain-English verdict, a break-even year and a sensitivity table you can test.
  • WATCH OUT – This calculator gives illustrations, not financial or mortgage advice. House prices, rents, interest rates and investment returns are uncertain – investments can fall as well as rise. Speak to a regulated mortgage or financial adviser before making decisions.

Quick start

Up and running in minutes

  1. Example – text
  1. Your Figures – you & the home – Choose where the home is and whether you're a first-time buyer, moving home or buying an additional property. Set how many years to compare (1–30) – how long you'd expect to stay.
  2. Your Figures – buying – Enter the price, deposit, mortgage term, rates, deal length, fees, buying costs, running costs and selling costs.
  3. Your Figures – renting – Enter the rent for a similar home, how fast you expect rents to rise, the tenancy deposit, contents insurance and moving costs.
  4. Your Figures – your money – Enter the return you'd expect on investments after charges, and inflation for bills.
  5. Check the Worked out box – Stamp duty, mortgage amount, LTV, monthly payment, the cash you need and the Check line.
  6. Read the Dashboard – Which path leaves you better off after your horizon and by how much, when buying pulls ahead, and the charts.
  7. Test the answer – Use the Sensitivity sheet to see what happens if house prices or mortgage rates turn out differently.
